  • Pay only the developer. Check every project on the K-RERA website before you book.

1. Who we are, and who we are not

AR Realty is the name under which Naiman Afzal A R carries on business as a real estate agent registered with the Karnataka Real Estate Regulatory Authority (Agent Reg. No. PRM/KA/RERA/1251/310/AG/231216/004348, valid until 16 December 2028). You can verify this registration at rera.karnataka.gov.in.

We are not a developer, builder or promoter, and this is not the official website of any developer or project shown on it. Developer and project names, logos, images, plans and brochures are the property of their owners. We show them to identify the projects we advise on; this does not mean a developer sponsors, endorses or has approved this website or anything we say about its project.

“Zero brokerage” means home buyers pay us no fee. When a sale we have facilitated completes, the developer pays us a commission. We tell you this so you can weigh our advice with that in mind. Our scores and verdicts are our own; no developer reviews, approves or pays for them, and we publish drawbacks alongside strengths.

3. RERA registration

  • Each project page shows the project's K-RERA registration number where one has been issued. Check any project at rera.karnataka.gov.in before you book. The details the developer has filed there, including sanctioned plans, carpet areas, approvals and the completion date, take precedence over anything on this website.
  • Large projects are registered phase by phase. A registration number covers only the phase or towers named in it.
  • Where a page says a project's registration is awaited, the page is for information only. We do not invite bookings, offers or payments for a project that requires registration until it is registered.

4. Not an offer

Nothing on this website is an offer, an invitation to offer, an allotment, a booking or a contract. It does not form part of any agreement for sale. A purchase is governed only by the developer's application form, allotment letter and registered agreement for sale. Read those documents, and take independent legal advice, before you pay anything.

5. Prices and charges

  • Prices are indicative. They are taken from the developer's price list or public sources on the date shown on the page, and developers change them without notice. A price list may have expired since we checked it.
  • Unless a page says otherwise, a price is a base price. It excludes GST, stamp duty, registration, legal charges, floor-rise and preferred-location premiums, car parking where charged separately, club membership, maintenance deposits, electricity and water connection charges, and the corpus fund.
  • “Onwards” and “from” prices refer to the smallest or lowest-priced unit, which may be sold out.
  • Prices marked “reported” come from third-party portals and have not been confirmed by the developer.
  • Offers, payment schemes and discounts belong to the developer and can be withdrawn at any time.
  • Price per square foot is calculated by us from the published price and area, and is approximate.

6. Areas, plans and specifications

  • Developers often advertise “super built-up” or “saleable” area, which includes a share of walls, corridors, lifts and amenities. The usable space inside your home is the carpet area as defined in the Real Estate (Regulation and Development) Act, 2016, and it is smaller. We label which one we are quoting; where we show only one, ask us for the other.
  • Areas are approximate and vary between units of the same type. 1 square metre is 10.764 square feet.
  • Floor plans and master plans are indicative and not to scale. Furniture, fittings and landscaping shown in them are not part of what is sold unless your agreement says so.
  • Layouts, specifications, amenities, the number of towers, floors and homes, and open-space figures are the developer's, and may change with the approval of the authorities. Amenities may be delivered in phases and shared between phases.

7. Images, videos and brochures

Most project images are supplied by the developer and many are artist's impressions or computer-generated renders, not photographs. Views, colours, finishes, surroundings and landscaping in the finished project may differ. Show-flat photographs include furniture and upgrades that are not part of a standard home. Photographs of localities are illustrative and credited on our credits page; a neighbourhood photograph does not show the view from any project.

8. Possession dates and availability

  • Possession and completion dates are the developer's targets. Construction is often delayed. The date that binds the developer is the one declared to K-RERA and written into your agreement.
  • “Ready to move” means we understand the developer has received, or has told buyers it has received, an occupancy certificate. Ask to see the occupancy certificate before you pay.
  • Construction status and updates describe the site on the date shown and are not a guarantee of progress.
  • Availability changes daily. A home is yours only when the developer allots it in writing. Listing a project here does not mean units are available.

9. Our scores, verdicts and comparisons

The “AR Realty Score”, the verdict, the pros and cons, “best suited for” and the comparisons between projects are our professional opinion on the date shown, based on the sources listed on the page and our experience. They are not statements of fact, are not a rating by any authority, and other advisers may reach different views. A score is the average of our marks for location, value, builder track record and similar factors; it does not predict price growth or construction quality. Comparisons use published figures that may not be like-for-like.

10. Market figures and future projections

  • Price trends, average prices per square foot, rental yields and appreciation figures are drawn from published reports and property portals named on the page. They are estimates for an area, not for any one home, and sources disagree.
  • Past price growth does not guarantee future returns. Property values and rents can fall as well as rise, and a home can take time to sell. We do not promise or project any return, rental income or resale value.
  • Metro lines, roads, airports, business parks and other infrastructure described as planned, proposed or under construction depend on the government and other bodies. They may be delayed, changed or cancelled. Opening dates shown are the latest public targets, not commitments.

11. Calculators, taxes and loans

  • The cost calculator estimates GST, stamp duty, registration and the developer's possession charges at the Karnataka rates we understand to apply on the date shown. Governments change these rates. Stamp duty is charged on the higher of the agreement value and the government guidance value, so your actual figure may be higher.
  • EMI figures are illustrations based on the interest rate, loan share and term you choose. They are not a loan offer. Your lender sets your eligibility, rate and charges.
  • We are not a bank, lender or loan agent, and we do not guarantee that any loan will be approved.
  • Tax benefits on home loans depend on your circumstances and on tax law at the time. Ask a tax adviser.

12. Distances, travel times and neighbourhoods

Road distances and off-peak travel times are computed from OpenStreetMap data, and distances to schools, hospitals and shops are straight-line measurements. They are approximate. Bengaluru traffic at peak hours can multiply travel times several fold. Descriptions of a neighbourhood, its schools, hospitals and employers are general information and can change; a named institution does not endorse a project and admission or service there is not assured.

13. Not legal, tax or investment advice

We are real estate agents, not lawyers, chartered accountants or registered investment advisers. Nothing on this website, and nothing we say about title, approvals, taxation or returns, is legal, tax, financial or investment advice. Before you buy, have an independent lawyer check the title, approvals and agreement, and take your own advice on tax and financing. You are responsible for your decision to buy.

14. Buyers outside India

This website is intended for people buying residential property in Bengaluru. Non-resident Indians, Overseas Citizens of India and foreign nationals must comply with the Foreign Exchange Management Act, 1999, Reserve Bank of India rules and the tax laws of India and of their country of residence. This website is not an offer or solicitation in any place where that would be unlawful.

15. News and third-party content

News headlines are pulled automatically from Google News and belong to their publishers. We do not write, check or endorse them, and a headline appearing beside a project or locality does not mean it relates to that project. Links to developers, K-RERA, publishers and map services lead to sites we do not control.

16. Payments and fraud warning

AR Realty does not collect booking amounts or any other payment for a property. Pay only the developer, by cheque, demand draft or bank transfer in the developer's name into its designated project account, and obtain the developer's receipt. Do not pay cash, and do not pay into an individual's account. If someone using our name asks you for money, tell us at sales@arrealty.co.

17. Errors and corrections

We work to keep this website accurate, and each enriched project page shows the date we last checked it. Even so, it may contain mistakes or be out of date, and to the extent the law allows we accept no liability for loss arising from reliance on it.
